Q: Can you hold a place before I apply?
A: Unfortunately we cannot reserve a property and it is not considered off the
market until we have a signed lease and the security deposit in hand.
Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: It depends on the property, but usually it’s the first months’ rent and
the security deposit.
Q: How old do you have to be to apply?
A: All applicants over 18 are required to fill out an application.
Q: Who needs a cosigner?
A: Applicants with a combined credit score of 580-630 may need a co-signer
on a case by case basis.

Q: I want to get a pet. What do I do?
A: First, please check to see if your property allows pets.
Q: I want to move out, but my roommate wants to stay. What do I do?
A: Please contact your property manager.
Q: My lease expiration is coming and I want to move out. What do I do?
A: Please submit written notice to your property manager at least 30 days prior to the
end of your lease. Note that in order to be considered proper notice, it must list the
property address, the occupants and a firm move out date.
Q: Who is responsible for paying for repairs & maintenance requests?
A: Tenants are responsible for paying for any repair & maintenance that is found to be
caused by the tenants’ actions above wear and tear, such as clogs in the garbage disposal
or a broken window. Normal wear and tear is paid by the owners.
