Even if you don’t use a photographer, everyone has a phone that can take great pictures. There’s no excuse for bad photos these days. You can use good lighting, and you can stand in the corner of the rooms to get a great angle. Plus, data is cheap, so if you take 200 photos, you can remove 185 of them, and just use the best 15. Those photos will also provide a documented record of the condition of the home before your tenant moves in.

Where to List the Property

When it comes to where you should list the advertisement, there is no secret website that only good property managers know. We put our ads on Zillow, Trulia, and Craigslist. If you go to a local coffee shop or a community forum, place your ad there as well. Put it on NextDoor.com and everywhere you go. When a lot of people see it, you’ll get more applications, and you can be selective.

Writing Descriptions

Put effort into your written description. Instead of only giving statistics like the number of bedrooms and bathrooms and the square footage, be descriptive. Say Spacious Victorian house in the Willow Glen section of San Jose is right near the bus stop, and you can smell the aroma of fresh baked bread. Talk about the experience and what it will be like to live there. People will want to see it, and you’ll have a better chance of getting more applications.

Pay Attention to Fair Housing

Without intending to, you can use discriminatory language in advertising. You cannot use language that discriminates based on gender or race. There are also more subtle ways to discriminate. For example, you cannot say a property is a great house for families. That can be seen as discriminatory against certain classes of people.
